REAL ESTATE AUCTION To be held at 496 Gordner Church

4:00 PM TERMS & CONDITIONS: By Registering bidders agree to the following terms and conditions. Bidders acknowledge that they have received and reviewed a copy of the Consumer Notice as required by the Pennsylvania Real Estate Licensing and Registration Act. Highest and Best Bidder shall be the buyer or buyers, subject to Seller’s confirmation. Seller reserves the right to reject any or all bids up to and until property has been declared sold by the Auctioneer. Should any dispute arise between two or more bidders, the property may, at the option of the Seller or Auctioneer, be put up for sale again. Buyer to pay a Buyer’s Premium of 7% in addition to the bid price to be added to the sale price due the seller at closing. Successful bidder will be submit a deposit of 10% in the form of certified, cashier’s or pre-approved PA check, or other certified funds made payable to FISH REAL ESTATE AUCTIONS at time of sale. If buyer defaults on the sale, deposit will be forfeited. Contact Fish Real Estate Auctions prior to sale for further details. Bidders acknowledge that they have inspected the property, or have been given the opportunity to inspect the property, prior to auction. All systems are warranted to be in working order at time of closing. No other warranty, expressed or implied, is made and sale is without any contingencies based on the results of any tests or inspections. Buyer is solely responsible for arranging financing prior to auction, and sale is not contingent upon buyer’s ability to obtain financing for any reason. Successful bidder will upon
completion of sale enter into a binding sales contract and agree upon the
receipt of clear title to close on the property no later than September 28th
2010. PA. Transfer tax (2%) will be equally divided between the buyer and the seller. Property taxes will be prorated to date of closing. This sale is being conducted in conjunction with FISH Real Estate Inc., Williamsport, PA Office and a broker co-op fee has been offered by FISH Real Estate to pre-registered licensed Pennsylvania Brokers and their agents through Fish Real Estate Inc. agent for the seller only. Property description, tax assessment information, plot maps, surveys, and other pertinent documents are available to buyers and can be obtained from the listing agency. Statements made at time of sale and in the agreement of sale take precedence over prior statements, advertisements, or any other information disseminated pertaining to the property.
