REAL ESTATE AUCTION TERMS & CONDITIONS 

200 Bird Lane, Point  Township, Northumberland County, PA  

Saturday, June 2nd  2012 at 11 AM on site 

                                        

                                         By Registering bidders agree to the following terms and conditions. Bidders acknowledge that they have received and reviewed a copy of the Consumer Notice as required by the
                                         Pennsylvania Real Estate Licensing and Registration Act. 

                Highest and Best Bidder shall be the buyer or buyers, subject to Seller’s confirmation. Seller reserves the right to reject any or all bids up to and until property is
                declared sold by the Auctioneer. Should any dispute arise between two or more bidders, the property may, at the option of the Seller or Auctioneer, be put up for sale again.

                Buyer to pay a Buyer’s Premium of 10% in addition to the bid price to be added to the sale price due the seller at closing.

                Successful bidder will be submit a deposit of 10% of the bid price  in the form of certified, cashier’s or pre-approved PA check at time of sale  payable to
                FISH REAL ESTATE AUCTIONS. If buyer defaults on the sale, deposit will be forfeited. 

              No warranties,, expressed or implied, is made and sale is without any contingencies or results of any  tests or inspections. Bidders acknowledge that they have inspected 
                the property or had the opportunity to inspect the property  prior to auction. 
    
              Buyer is solely responsible for arranging financing prior to auction, and sale is not contingent upon buyer’s ability to obtain financing for any reason.

               Successful bidder will upon completion of sale enter into a binding sales contract and agree upon the receipt of clear title to close on the property no later than March 15th  2012.

               Pennsylvania transfer tax (2%) will be equally divided between the buyer and the seller. Property taxes will be prorated to date of closing.

                This sale is being conducted in conjunction with FISH Real Estate Inc., Williamsport, PA Office and a broker co-op fee has been offered by FISH REAL ESTATE Inc.
                to licensed Pennsylvania Brokers and their agents.

            Property description, tax assessment information, plot maps, surveys, and other pertinent documents are available to buyers and can be obtained from the listing agency.                    Information provided is believed to be correct to the best of the agent’s knowledge but is subject to inspection and verification by all parties relying on it. Sellers, their representatives and agents shall not be liable for inaccuracies, errors, or omissions. All dimensions are approximate. Buyer agrees that he will be relying on buyer’s own information and due diligence in purchasing the property, will honor all bids, execute the Agreement of Sale as written, and close the sale in the time allotted.

Statements made at time of sale and in the agreement of sale take precedence over prior statements, advertisements, or any other information disseminated pertaining to the property.
